Michigan bills property tax by millage: one mill is $1 for every $1,000 of taxable value, and taxable value is usually well below market value (assessed value is half of market value, and taxable value is capped while you own the home). The homestead exemption (Principal Residence Exemption) matters a lot: it removes the 18-mill school operating tax, so file the affidavit with the city assessor when you buy. The city's 2025 summer total is 44.473 mills with the exemption and 62.473 without; the winter bill adds Kent County and Kent District Library millages, which brings the state's 2025 total to 47.4995. Summer bills go out July 1 and are due August 14; winter bills go out December 1 and are due February 14.
